Michaels (Har-Mar Shopping Center – Roseville, MN)
This multi-phased, open remodel project involved modification of selected areas within the existing store space (18,068 GSF) as well as finish-out of the expansion area (6,902 GSF). When completed, the project resulted in a new tenant area totaling 24,970 GSF (not including the storage area in the shared basement space). The project duration was 14 weeks and was completed in late September 2016.
Our scope of work included interior demolition, finish carpentry, glazing, drywall/framing, acoustical, ceramic flooring, polished concrete flooring, painting, fire sprinklers, plumbing, HVAC, electrical, and refurbishment of main entry vestibule. In addition, we were responsible for furnishing/installing millwork, doors frames & hardware, plumbing fixtures, stainless steel column wraps, double acting doors, light fixtures, and the new fire alarm system.
Project highlights included, but are not limited to:
– Work in the expanded space occurred during normal business hours, however, work in the existing store
spaces was completed at night to minimize impact to daily operations. A carefully scheduled phasing plan
was required to complete the project.
– Demo of all existing fire sprinkler branch lines, hangers, sprinkler heads, etc. in the existing and acquired
spaces. All associated piping was re-routed. New main line and associated branch lines had to be installed
at night and had to be completed / operational before the existing components could be demolished.
– Relocation of classroom area into the expanded area; relocate and expand the frame room; relocation of
office area; relocation of staging area; and modifications to restrooms.
– A second customer entrance to the store was created in the expansion area, allowing the customers to
access the store from the interior mall corridor.
